EMI Calculator Terms

How the home-loan EMI calculator on our project pages works, what its results mean — and what they do not mean.

1. What the calculator does

The calculator works out an approximate monthly instalment (EMI) using the standard reducing-balance formula, from three numbers you choose: the loan amount, the annual interest rate and the tenure in years. Interest is assumed to be charged monthly at a fixed rate for the whole tenure.

The values the sliders start at are only example starting points. They are not BSR's prices, not a recommended loan amount and not a rate offered by any lender.

2. What the result is not

  • It is not an offer, sanction or commitment of a loan by BSR Infra Developers or by any bank.
  • It is not a statement of your loan eligibility — lenders decide that from your income, credit history, age, existing loans and the property.
  • It is not the price of any flat or house. Prices are shared on request and are confirmed only in the agreement for sale.

3. Why your actual EMI may be different

  • Interest rates change. Most home loans in India are floating-rate, so your EMI or tenure can change during the loan.
  • Each lender sets its own rate, which can depend on your credit score, income, loan amount and the type of loan.
  • Lenders finance only part of a property's value. You will need to pay the rest yourself as a down payment.
  • For an under-construction property, the loan is usually released in stages as construction progresses, and you may pay interest only (pre-EMI) on the amount released until full disbursement.
  • Processing fees, insurance, prepayments, part-payments, changes in tenure and rounding all affect what you actually pay.

4. Costs the calculator does not include

  • Your down payment / own contribution towards the property price.
  • Stamp duty and registration charges.
  • GST, where applicable.
  • Loan processing fees, legal and valuation charges, and any insurance the lender requires.
  • Maintenance deposits, parking, amenity, electricity, water and other charges set out in the agreement for sale.

5. Not financial advice

The calculator and everything on this page are general information only. They are not financial, legal or tax advice and not a recommendation to take a loan or to buy a property. Please speak to your bank, housing finance company or a qualified financial adviser about your own situation.

6. Lenders and loan assistance

If we help you get in touch with a bank or housing finance company, any loan is a separate contract between you and that lender, on the lender's own terms. BSR Infra Developers is not a party to that loan and does not guarantee its approval, rate or terms.

7. Your information

The calculation runs entirely in your browser. The numbers you enter are not stored or sent to us. Only if you tap "Get exact pricing & loan options" does WhatsApp open with a pre-filled message containing your chosen loan amount and tenure — and nothing is sent until you send that message yourself. 8. Accuracy and liability

We take care that the calculator works correctly, but we do not guarantee that its results are accurate, complete or suitable for any purpose. To the extent permitted by law, BSR Infra Developers is not liable for any loss or decision made on the basis of the calculator's results.

These terms form part of our Terms of Use and are governed by the laws of India. The courts at Hyderabad, Telangana have exclusive jurisdiction.

9. Changes and contact

We may update the calculator or these terms at any time; the date at the top shows the latest version.
